90% OWNER-OCCUPIED PROGRAM - the best kept secret in commercial mortgages

This aggressive and very competitive program is for small to mid-sized businesses to acquire the real estate where their businesses are located (or going to be located).

Your business must occupy more than 51% of the property and be a for-profit business.

For multi-use properties (such as office buildings, office condos, warehouses, manufacturing, etc.) we can provide 90% financing for real estate acquisition, real estate acquisition with renovations and/or real estate acquisition with ground-up contruction. We can also include in the 90% financing office equipment, computers, furniture, machinery and fixtures.

This is our best program for businesses that want to acquire real estate and preserve capital, maximize cash-flow and secure attractive long-term fixed-rate financing up to 25 years.

COMMERCIAL CONVENTIONAL LOAN PROGRAM

This program is for business that seek to refinance existing debt or do not qualify under our 90% Owner-Occupied Program above but still wish to secure attractive long-term fixed-rate financing up to 30 years.

COMMERCIAL NO INCOME VERIFICATION PROGRAM

This program (which provides up to 90% financing) is for businesses that seek to purchase or refinance their commercial property where the borrower's income is difficult to document (or where you are showing tax losses). Our financing under this program is typically much better than similar programs offered in the marketplace by residential brokers or other hard-money type lenders.

COMMERCIAL INVESTOR LOAN PROGRAM

This program is for businesses where the subject business occupies less than 50% of the property but seeks to acquire or refinance the property and seek long-term fixed-rate financing.
